El impuesto trata de gravar el aumento del valor de un inmueble durante los a\u00f1os de posesi\u00f3n hasta su transmisi\u00f3n. Es decir, este impuesto se paga\u00a0\u00fanicamente cuando se <strong>vende, dona<\/strong> o <strong>hereda<\/strong> una vivienda.<\/p><p>Esto significa que en el momento en que vayas a vender una propiedad, ya sea un piso o una casa, la plusval\u00eda calcular\u00e1 en cu\u00e1nto se ha revalorizado tu propiedad durante todo este periodo de tiempo (desde su posesi\u00f3n hasta su transmisi\u00f3n).<\/p><p><strong style=\"color: inherit; font-family: inherit; font-size: 2rem;\">\u00bfCu\u00e1ndo se paga la plusval\u00eda municipal?<\/strong><\/p><p>El impuesto de plusval\u00eda municipal solamente deber\u00e1 pagarse en el momento que decida vender, donar o heredar una vivienda.<\/p><p>El plazo para abonar la plusval\u00eda municipal depende del motivo de transmisi\u00f3n.<\/p><ul><li>En caso de <strong>venta o donaci\u00f3n de un inmueble<\/strong>, dispones de <strong>30 d\u00edas h\u00e1biles<\/strong> para abonar el impuesto desde la fecha de posesi\u00f3n.<\/li><li>En caso de <strong>herencia<\/strong>, el plazo para pagar la plusval\u00eda es de <strong>seis meses<\/strong> desde la fecha de fallecimiento, con la posibilidad de prorrogarlo a un a\u00f1o si se solicita por escrito.<\/li><\/ul><div>\u00a0<\/div><h2><strong>\u00bfQui\u00e9n la paga?<\/strong><\/h2><p>La plusval\u00eda municipal es un impuesto que debe liquidarse en el momento de transmisi\u00f3n de un bien. Hay que tener en cuenta que, <strong>dependiendo del tipo de acto<\/strong>, el impuesto debe cubrirlo una parte u otra.<\/p><ul><li>En el caso de la <strong>venta<\/strong> de un inmueble, el impuesto de plusval\u00eda municipal debe pagarlo el vendedor del inmueble.<br \/>Sin embargo, existe una excepci\u00f3n. Este valor se puede consultar en el recibo del IBI (Impuesto de Bienes Inmuebles).<\/p><ul><li><strong>Tiempo de posesi\u00f3n<\/strong><\/li><\/ul><p>La segunda variable a tener en cuenta es el <strong>periodo de tiempo que has sido due\u00f1o<\/strong>, es decir, los a\u00f1os transcurridos desde que se adquiri\u00f3 el inmueble hasta que se transfiri\u00f3.<\/p><ul><li><strong>Tipo de gravamen <\/strong><\/li><\/ul><p>La tercera y \u00faltima variable es el <strong>tipo de gravamen<\/strong>. Este lo define cada ayuntamiento, pero en ning\u00fan caso puede exceder el 30%.<\/p><p>Para determinar el importe exacto de la plusval\u00eda hay que multiplicar el valor del terreno por el n\u00famero de a\u00f1os que se ha tenido la propiedad y el porcentaje anual de gravamen que determina cada ayuntamiento.<\/p><h2><strong>\u00bfC\u00f3mo se calcula la plusval\u00eda municipal en 2022?<\/strong><\/h2><p>Para calcular la cuota que se tiene que pagar por la plusval\u00eda municipal, se debe multiplicar la <strong>base imponible<\/strong> por el <strong>impuesto municipal<\/strong> (es diferente en cada municipio).<\/p><p>Recordemos que, hasta ahora, la base imponible se calculaba multiplicando las tres variables descritas anteriormente. <strong>BI<\/strong>= Valor catastral * Tiempo de posesi\u00f3n * Tipo de gravamen.<\/p><p>Con la nueva reforma del Impuesto sobre el Incremento de Valor de los Terrenos de Naturaleza Urbana (IIVTNU) aparecen dos nuevos m\u00e9todos de c\u00e1lculo de la base imponible: plusval\u00eda real y sistema objetivo.<\/p><p>Veamos entonces c\u00f3mo se realiza el c\u00e1lculo en ambos casos:<\/p><ul><li><h5><strong>Plusval\u00eda real<\/strong><\/h5><\/li><\/ul><p>La plusval\u00eda real, calculada en base a la diferencia entre el valor de adquisici\u00f3n del terreno y el valor de venta. Para calcular la base imponible en funci\u00f3n de la plusval\u00eda real deber\u00e1 aplicarse la siguiente f\u00f3rmula:<\/p><p>BI= Valor de transmisi\u00f3n de la vivienda \u2013 Valor de adquisici\u00f3n de la vivienda * Porcentaje del valor catastral del terreno<\/p><ul><li>El <strong>valor de transmisi\u00f3n de la vivienda<\/strong> es el precio de venta o bien el precio que ten\u00eda en el momento de recibirla por herencia o donaci\u00f3n.<\/li><li>El <strong>valor de adquisici\u00f3n de la vivienda<\/strong> es el precio que tiene la vivienda en el momento de ser comprada por el vendedor.<\/li><li style=\"font-size: 16px;\">El\u00a0<b>porcentaje del valor catastral\u00a0<\/b>que corresponde al terreno es un valor que se puede encontrar en el recibo m\u00e1s reciente del IBI o en el sitio web del\u00a0<a href=\"https:\/\/www.sedecatastro.gob.es\/\">Catastro inmobiliario<\/a>.<\/li><\/ul><div>\u00a0<\/div><ul><li><h5><strong>Sistema objetivo<\/strong><\/h5><\/li><\/ul><p>El m\u00e9todo objetivo para calcular la base imponible de la plusval\u00eda municipal consiste en multiplicar el valor catastral del terreno por el coeficiente determinado por el municipio.
